In an earlier article, I mentioned the value of self-storage units as valuable real estate gems, even if they aren't in the commercial real estate mainstream. I'd like to explore some basic considerations for this type of investment, as it is something I get asked about with some frequency.
First, you need to consider the overall demand for the units you may have in mind. I've heard many an investor talk about some location near them that would be “perfect for storage units”. Perfect perhaps for them, but not necessarily a good investment. It all comes down to the number of available units in your area and how “full” they are to make a truly good investment decision.

In Commercial Real Estate negotiations, a natural response is to try and “meet in the middle”, once an opening price has been established. If I say 10 and you say 20, both sides expect a middle position response, in this case 15, as a reasonable compromise to begin to lower the price.
The Shift the Middle technique can maneuver your negotiating partner to split the difference in your favor and move them toward the number you need.
It begins with a traditional “meet half-way” or “meet in the middle” basis for bargaining. I add a little twist I call “Shift the Middle”, that benefits you in any negotiation. The essence of technical analysis involves studying of past financial market data to forecast price trends and make an investment decision based on this. Technical analysis only takes into consideration price behavior of the market. Unlike in value investing, technical analysis doesnt care about the value of a company.
What’s the use of analyzing past market data when the market is random. There can be a 50% chance of going up and another 50% of going down, why do we still need to study Technical Analysis.
As I explained in the earlier article about how psychology affects investment, investors move in a crowd approach (causing a trend) and this cause support (lowest price point of this trend) and resistance (highest price point of this trend) levels to be formed until something drives the stock higher or even lower.

I’m not a professional tennis player. I’m not even a tennis player. The last time I touched a tennis racket was 5 years ago. But I did read about how a professional tennis player aims to hit as many balls to the opponent to make him miss, in order to win. An amateur , on the other hand, aims to try to catch as many balls as possible, aiming not to make any mistakes till his opponent eventually makes a mistake and causes himself to lose. Yes cash is king but is it real money?
Does it have real intrinsic value or does it require an uninformed blind faith to make it operate in the market place of exchange.
The mighty green back is taking a beating lately, confidence is waning but the old institution must carry on.
Greenspan is gone and he was the master weaver of confidence and correction of the markets, but his time had to come and now it appears that we are entering a new age where the ancient precious metals comes back into reemergence as the safe haven for true value.
